DeKALB – Julio Carrillo, representing EYM Realty of Illinois, LLC, will present a rezoning request to the DeKalb Planning and Zoning Commission on Wednesday that would allow the demolition of the Pizza Hut on 701 W. Lincoln Highway.
In its place will be a 6,500-square-foot multi-use building the restaurant chain will use for carry-out and delivery orders only.
There will also be additional commercial uses for the building with considerations to approve Unified Development Ordinance waivers for parking, maximum site coverage and other stipulations.
The 3,500-square-foot Pizza Hut location has at the site for several decades and contains 31 parking spaces with two handicap spaces. Pizza Hut would occupy 2,478 square feet of the new building, leaving two commercial tenant spaces with a little less than 2,000 square feet of space.
At this time, there are no specific tenants proposed for the two additional commercial spaces, according to city documents.
Using formulas to estimate parking for restaurants and commercial service the facilities, there will need to be 35 parking spaces for the new building.
The existing full access from Carroll Avenue will be maintained and the full access off Lincoln Highway will be changed into a right-in/right-out access because of its proximity to the Carroll Avenue and Lincoln Highway intersection.
The Planning and Zoning Commission will meet at 6 p.m. in the council chambers of the DeKalb Municipal Building, 200 S. Fourth St.
