Big R property on Route 47 eyed for subdivision

Area has been one lot after Walmart in 1980s

MORRIS – The City of Morris Zoning Board recently recommended approval for a new subdivision of Big R’s property on the corner of Green Acres Drive and Sharon Drive. The lot in question originally was Lot 1 of three that Walmart bought in 1985.

The property will by Super 8 Hotel to the west and the garden center and 911 memorial of Big R to the North.

The property will benefit from having lines of entry and exit on Green Acres Drive to the south, Sharon Drive to the east and the unnamed road between the lot and Super 8 to the west. It is used by Big R to store pallets of extra supplies and shipping materials.

City of Morris Building and Zoning Officer Bill Cheshareck said that the 1.4-acre piece of land is in a great location and has a lot of building area.

“This is probably a very valuable piece of property,” Cheshareck said.

Chamlin and Associates, a consulting engineer and land surveyor company based in Morris, drafted the property exhibit documents presented at the zoning board meeting. President of Chamlin and Associates Guy Christensen said that Big R is looking to coordinate traffic with their potential future neighbor to the south.

“[BigR] has intentions of granting a reciprocal access agreement so that cars can go back and forth between the properties,” he said.

This arrangement will allow for the parking lots of the new property and Big R to be connected instead of wasting space on a border. The arrangement already has been implemented between Big R and Buffalo Wild Wings, its neighbor to the North.

Both Cheshareck and Christensen said that Big R expressed interest in selling the property in the near future but did not know the time frame for the sale or what potential buyers were interested in obtaining the lot.
