Developers are proposing a 3,261-square-foot Jiffy Lube location with five service bays in Huntley Grove just east of Auto Zone, 11905 Kreutzer Road.
The development also will include a 1,093-square-foot basement, bringing the total floor area of the building to 4,354 square feet.
The proposal seeks to use a shared driveway entrance with Auto Zone at the southwest corner of the site and would facilitate two-way traffic along the west side. The west side of the building would serve as the main parking lot and the entrance for vehicles to enter the five service bays.
As presented, the site plan adheres to the necessary building and parking setback requirements, including a proposed 50.5-foot front building setback, and a 26-foot front parking setback from Kreutzer Road.
The site plan includes 14 parking spaces, including two required stalls compliant with the Americans with Disabilities Act.
Nine wall-mounted signs – including four “Jiffy Lube” logo signs – will be added on each side of the building.
A conceptual review of the project was performed during the Huntley Village Board’s June 27 meeting.
Under a conceptual review, Village Board members are not required to provide a formal position on the proposal nor is the petitioner required to comply with any positions that are offered.
In order for the project to move forward, the Plan Commission and Village Board will have to approve a special use permit for auto repair at the site and a site plan review of the project.
