GENEVA – A 278,000-square-foot distribution facility is proposed for the southeast corner of Division Street and Kirk Road in Geneva, according to city documents.
The Geneva Farms North project is on a nearly 54-acre property that would require annexation and a zoning change from rural residential to light industrial. The investment would be about $70 million, documents show.
The Planning and Zoning Commission is expected to schedule a public hearing on the project.
According to documents, applicant CHI Acquisitions, LP, would also extend Geneva Drive to North Kirk Road at a new intersection with a four-way signal.
The applicant would also extend half a right-of-way, 33 feet, for the eventual extension of Division Street west to North Kirk Road.
“The resulting intersection will be substantially safer for residents in the Chesapeake Commons and Fields of Geneva East subdivisions and for surrounding commercial and commuter traffic alike,” according to the project narrative documents.
Because the facility would need an exterior loading dock doors on the west elevation, with truck and trailer parking, the applicant also proposes an eight-foot berm installed on the entirety of the lot line of the property bordering North Kirk Road, documents show.
Landscaping would also be installed to provide additional screening from the residential subdivisions of Chesapeake Commons and Fields of Geneva East to the west, according to the project narrative documents.
