After years of speculation, Costco is taking another step toward opening a Yorkville location with a scheduled public hearing to discuss the necessary planning and zoning requirements.
The hearing will take place at 7 p.m. Wednesday, Jan. 8 at City Hall, 651 Prairie Pointe Drive, Yorkville. Following the public hearing, members of the Planning and Zoning Commission will take action on whether to approve the planned development for a full City Council vote.
According to city documents, the proposed site is at the northwest corner of Veterans Parkway and Countryside Parkway in the Yorkville Crossing development area.
For the development plans to reach the next step, the committee must first approve an amendment to the site’s current development plans that were first established back in the mid-2000’s. The committee must also approve the plan layout designs and grant a special use variance for Costco’s proposed gas fueling facility.
The plan layout stretches across 43.54 acres, encompassing the retail store, a gas fueling facility, perimeter lots, and lots designated for stormwater management. The members-only retail store would total 160,000 square-feet.
Costco representatives are seeking special use authorization for a free-standing fueling facility that will house 16 gas dispensers, accommodating two cars per dispenser. The lot will allow a total maximum of 72 cars at the site. The current plans do not contain a convenience store alongside the fueling facility.
Costco is also seeking allowance for 980 parking stalls. The current city code for the area only permits a maximum of 387 parking stalls.
Alderman Arden Joe Plocher previously said that Costco representatives first reached out to the city more than two years ago. He said the total planning before construction could take up to six months.
The current property owner of the site is Joda Land Holding, LLC.
Final approval for the planned development is also contingent on the results of a traffic study already conducted by the city engineer. The city is awaiting feedback from the Illinois Department of Transportation on the results of the study. The city engineer recommends consideration of a traffic signal at the intersection of Veterans Parkway and Countryside Parkway and the entrance to the possible Costco parking area.
