Townhome development proposed for former Parfection Park location in Yorkville

Fox Haven, a proposed town home development with 18 buildings and 105 dwelling units, will be located at 115 South Bridge Street if the project receives city approval.

Fourteen acres that used to host a golf driving range, batting cages, and mini-golf is now the proposed site of a new townhome development in Yorkville.

The former site of Parfection Park, which has sat vacant since closing in 2017, could become the home of 18 townhome buildings with 105 dwelling units, named Fox Haven. The proposed development would be located at 115 South Bridge Street.

The potential developers are hosting a public hearing on Feb. 12 at the Planning and Zoning Commission at City Hall. City officials are interested if any residents of the adjacent Greenbriar subdivision have any opinions on the proposed development.

Before being built, the project needs to be rezoned from the current single-family residence to multi-family residence. One acre is to remain zoned for business with future plans for a commercial development adjacent to the townhomes.

The city’s 2016 Comprehensive Plan also needs to be amended because the land is currently slated for commercial office use only. City officials need to amend the plan to permit mid-density residential land use.

The tentative plan is to have the full development project before city council by March 11. The current owner of the property has been unsuccessfully trying to sell the land since 2008.

According to the developers, each of the dwelling units will only be available for ownership, not for rental.

According to the project plans, the development would create a parking area with 345 resident/guest spaces. There is currently one planned entrance point off of Route 47. The project planners desire a second entrance off of Route 47, but that would require IDOT approval.

The development plans propose preserving the mature tree line buffering between the parcel and the adjacent Greenbriar residential subdivision. At the public hearing, developers are interested to see if residents of Greenbriar have any thoughts on the setbacks currently planned for the project.
